The Optima DCHGlobal MFB Building System
The Optima DCHGlobal MFB Building System synchronizes standardization with design flexibility in an entirely factory-produced modular system comprised of Vierendeel steel trusses that are carried by truck to the site and hoisted into place atop concrete piers by crane. The steel trusses are made from the latest in steel technology, they are corrosion resistant, and are derived using recycled metals. The structural system is based on 18’x72’ modules that are staggered and connected at the long sides to create the main home. Another set of modules – these measuring 12’x24’ are attached side-by-side to create the garage. Guest houses are composed of additional modules measuring 14’x54’ and 14’x36’, joined to create one- or two-bedroom guest residences. Each structure and module enclosure takes mere days to fabricate in the controlled factory environment and is then lifted into place by crane in a matter of hours.
The modules arrive on site fully outfitted with cabinetry, kitchens, blinds and have only to be plugged into utilities. The three-inch fir flooring and ceiling are structural members as well as warming features in the interiors.
The system rests lightly on only four piers so nature can be integrated through the structure and the building envelope, comprised of high efficiency Low-E UV protected laminated glass with a heat reflective coating. The glass acts as a canvas for nature’s reflections of both color and texture. Modular sunscreens create privacy and shading for the interior spaces while filtering light through 3/8” perforations on 10-gauge press-formed slats. Additional press formed steel panels are attached to provide privacy while creating rich textures on the exterior.
The system is pre-engineered for up to two stories.
Design Flexibility
The factory-built modules enable design flexibility in both vertical and horizontal directions and the ability to customize any configuration to the specifications of the owner.
Construction Schedule
The modules are entirely factory-built and take only days to fabricate. The modules arrive onsite and are lifted into place by crane in a matter of hours.
Life Cycle
Constructed out of Steel, an Optima DCHGlobal MFB home has a multi-generational life-cycle that can last for hundreds of years. The roofing system is a commercial grade product designed to last longer than a traditional single-family home.
Energy Performance
Controlled factory fabrication, passive solar devices, and energy star appliances allow for efficient energy performance.
Limited Waste
Controlled factory setting means virtually no waste during fabrication or in the field.
High Recycled Content
Steel is used for all structural and architectural components.
Quality and Precision
Architectural, structural, building components, and finishes are fabricated in a controlled factory environment and delivered complete to the field.
Maintenance
Optima DCHGlobal MFB homes are designed to require significantly less maintenance than traditional construction. The steel used is a low-maintenance material that does not deteriorate over time.
